COMMUNITY COMMUNICATION AT SUN CITY GRAND

Grand Times MagazineBesides being what I consider the best active adult community not only in Arizona, but the entire country, Sun City Grand is an extremely large community. Comprised of just about 10,000 homes, there is always an overwhelming number of events and activities on the agenda for any given week or day. Residents can access the long list of clubs and activities in the monthly 60 page magazine which is published and distributed to all residents under the name of GRAND TIMES. In addition, residents, non-residents, or aspiring out of town residents can obtain the same information on the website at www.grandinfo.com.

This week, besides all of the athletic and fitness activities always ongoing, one could become involved with dance, drama, dinner groups, travelling opportunities, card playing clubs, gardening, etc. etc. For more specific information or to submit any questions about homes here or anything else, contact me at lichterjeff@msn.com

TODAY AT SUN CITY GRAND

Temperatures are expected to reach about 105 degrees today, which is normal or just slightly below average for early August. I know that I appreciated that earlier today when my summer softball league team had a game starting at 8:15 AM when the clouds were still out and the temperature slightly below 90 at the time with high humidity however. My team won 10-8 in a comeback victory. I had a 3-4 day at the plate (sample photo above).

Five Tips For Selling Your Home Quickly

I like it when the media puts out good, constructive information. Luke Mullins with US News & World Report had a nice piece today providing a number of tips for the person trying to sell a home in a slow market.  Essentially, Mullins advises home seller to do the following:1) Make the necessary repairs. There is so much competition out there that buyers are choosing well maintained homes over ones with lots of repair needs.

2) Price your home right.This is a tough one for a lot of home sellers at this time. There are many bank owned properties and short sale homes with very low prices on the market. Some of these are real beaters but other are not. The thing to understand is that they are now your competition. Another factor on home pricing to remember is the best shot at selling your home happens in the first month of the listing when the largest pool of potential buyers is seeing your home for the first time. Being well priced at the beginning may give you a good shot at selling more quickly.

3)  Know your agent.Luke advises you hire an experienced agent with a provable track record. I believe your agent has to have exceptional marketing and negotiation skills. On the marketing side your agent has to understand how to expose your home on the Internet. Nearly 90% of home buyers search for homes on the Internet. Make sure your agent knows how to maximize this market. Many do not have the knowledge and skill to do this.

4) Be flexible. Here he talks about making your home easy to see. Easy access is important, especially in this market. We often have 15-20 properties to show our clients. If we can’t get into yours during the time our clients have to look, your home may be passed up. I had one this past weekend where they had left a growling dog in the house. Guess what, we didn’t go in.

5) Bite your tongue. I’m sure he meant this figuratively. Bottom line… seriously work with every offer that comes your way and don’t get all prissy because someone low balls you. I’d read the article just for this piece of advice.

I truly believe the information in this article is valuable. People are buying homes in the Phoenix area at a rate not seen is many months… these tips may make yours one of them.
