$1 per gallon gasoline? what, is it a joke?

Since I became a citizen of one of the greatest country on this planet the USA I have made a lot friends from all sorts of line of life. Recently, I have heard their comments almost as in form of a question. Jack, why is it , they say, that it is the foreigner, that is more like to achieve, if not conquer the American Dream.
Tell me if you agree or disagree with. Either way it would be educational for all of us.
Fiscally, there two types of citizens. First- informed and the second -uniformed. This is in reference to the IRS publications. Which one are you?. According to some financial magazine there were $160 million in unclaimed tax refunds in 2007 alone. I know. ” I have my accountant”. So you should . Next time when you see her/him ask, why do you pay $4 per gallon for gasoline if there are others who pay $1 per gallon. I DO.
There are 101 questions like this. do you want to be informed or uniformed. I am not a tax adviser nor would I ever advise you on your taxes. I am just an informed citizen, who if asked would share some good staff with you. Don’t be trying to be a foreigner. Stay were you are. You don’t know how good you have. Mortgage Rates Climb to 8-Month High

Speculation that the central bank could reverse its rate-cutting campaign later this year as a way to keep inflation in check drove up mortgage borrowing costs during the past week, according to Freddie Mac.

Interest on 30-year loans settled at 6.32 percent in the latest survey, climbing from 6.09 percent the previous week to the highest level seen in eight months.

Meanwhile, rates on 15-year fixed loans moved up to 5.93 percent from 5.65 percent for the week; while one-year adjustable-rate mortgages drifted up to 5.09 percent from 5.06 percent. Five-year ARMs floated up to 5.70 percent from 5.51 percent.

Phoenix, the capital of Arizona and seat of Maricopa County, is the largest city in the state. It is located in the center of Arizona, on the Salt River.

The prehistoric Hohokam Indians first settled the area about 300 B.C. and dug a system of extensive irrigation canals for farming. The Indian culture mysteriously broke up in the 1400s.

The site was permanently resettled by Jack Swilling and “Lord Darrell” Duppa about 1867. Because the city was founded on the ruins of the ancient civilization, it was named Phoenix after the legendary bird that could regenerate itself. The irrigation canals were restored for farming, and ranching and prospecting began in the surrounding area. The city quickly grew as an important trading center. Phoenix was incorporated as a city in 1881 and was made the territorial capital in 1889. It became the state capital when Arizona was admitted to the Union in 1912.

Partly owing to its warm, dry climate, the city developed rapidly in the decades after World War II. Between 1950 and 1990 the population increased from 100,000 to 980,000. And Phoenix continues to be one of the fastest-growing cities in the U.S.; between 1990 and 2000, its population increased another 34%, to 1.3 million.

Phoenix is a commercial and manufacturing center in an agricultural region. Major industries include government, agricultural products, aerospace technology, electronics, air-conditioning, leather goods, and Indian arts and crafts. Mining, timbering, and tourism also contribute to the economy.

Five Tips For Selling Your Home Quickly

I like it when the media puts out good, constructive information. Luke Mullins with US News & World Report had a nice piece today providing a number of tips for the person trying to sell a home in a slow market.  Essentially, Mullins advises home seller to do the following:1) Make the necessary repairs. There is so much competition out there that buyers are choosing well maintained homes over ones with lots of repair needs.

2) Price your home right.This is a tough one for a lot of home sellers at this time. There are many bank owned properties and short sale homes with very low prices on the market. Some of these are real beaters but other are not. The thing to understand is that they are now your competition. Another factor on home pricing to remember is the best shot at selling your home happens in the first month of the listing when the largest pool of potential buyers is seeing your home for the first time. Being well priced at the beginning may give you a good shot at selling more quickly.

3)  Know your agent.Luke advises you hire an experienced agent with a provable track record. I believe your agent has to have exceptional marketing and negotiation skills. On the marketing side your agent has to understand how to expose your home on the Internet. Nearly 90% of home buyers search for homes on the Internet. Make sure your agent knows how to maximize this market. Many do not have the knowledge and skill to do this.

4) Be flexible. Here he talks about making your home easy to see. Easy access is important, especially in this market. We often have 15-20 properties to show our clients. If we can’t get into yours during the time our clients have to look, your home may be passed up. I had one this past weekend where they had left a growling dog in the house. Guess what, we didn’t go in.

5) Bite your tongue. I’m sure he meant this figuratively. Bottom line… seriously work with every offer that comes your way and don’t get all prissy because someone low balls you. I’d read the article just for this piece of advice.

I truly believe the information in this article is valuable. People are buying homes in the Phoenix area at a rate not seen is many months… these tips may make yours one of them.
